29 active living freestanding homes starting at 1,950 sq ft with 2+ bedrooms, 2 baths, double garage and open concept floorplan. Lot options that allow for walkout basement or a 2nd story.
8 Villas
8 active living, villa duplexes with a shared wall will be based on the same floor plan options as the freestanding homes without the option for a basement but have the possibility of a 2nd story.
48 Condos
Up to 48 independent living condos starting at 1,026 sq ft with 2-3 bedrooms, 2 baths, private balcony, underground parking, underground storage and common spaces for activities, dining and more.
20 Townhomes
20 active living townhomes are planned for future phases of campus development. These townhomes will be located on the southwest corner of the campus.
32 Cottage Rooms
32 room cottage with 16 memory care rooms and 16 assisted living rooms. Our award-winning memory care design from the Cedar Falls campus will be carried through to the Iowa City campus.
Inspired Design
the future is just around the corner
Construction will begin in summer 2025, with the first homes expected to be ready for move-in by winter 2025.* Gathering Place will be developed in phases with homes and villas built first, followed by condo buildings, townhomes and the memory care/assisted living cottage.

Our homes, villas, condos and townhomes are thoughtfully designed by an award-winning architect to provide form and function to suit your lifestyle. Construction is anticipated to begin in 2025 on freestanding homes with four unique but practical home designs.
